working out details of a lease--quick question!!

hey guys im wrinkling out the final details for a horse im leasing and i wanted to try to add something in there so if for some god sent reason despite good consistent care and proper care the horse colics and dies (gosh i dont even like thinking about that!!!) that she wont come back and sue me for the entire cost of her horse...id be willing to pay the vet bills as stated in the contract but if it was out of my control i dont want to be charged for 10,000 dollars.

my trainer suggested this does this sound right to you? and how would i go about telling her to add that without sounding heartless? i really only want whats best for him but i need to cover myself too!

I put a clause in one of my lease contracts for something like that. Read the part in red below.

10.Risk of Loss and Insurance
A. Lessee assumes risk of loss or injury to said horse, except to the extent caused by an act of Lessor's agent, contractors, or employees. The lessor shall not be held responsible for loss, damage, injury, claim, demand, cost and expense (including legal expense) arising out of or connected with the use, stabling or actions for the leased animal whether under control and supervision of the lessee or not. The lessor will not be responsible for any accident or injury to any person or animal who comes in contact with the above named animal, during the term of this lease.

If for any reason said animal must be put down due to negligent care on the part of the lessee, the lessor shall accept the Full Purchase price noted in Section 11C of this lease as adequate compensation and hold no further claims against the lessee. In the above situation proper Veterinary care must be utilized and the lessor must be notified immediately. If the horse must be put down due for untreatable medical reasons such as but not limited to colic, founder, etc, lessee will assume responsibility for vet bill and lessor shall accept this as adequate compensation and hold no further claims against lessee. If horse should die due to old age, no compensation claim will be made.
