| Senior Member+ | Which should I choose?
There are two options for me right now with places to keep my horses. I put an an up in local stores for land for lease. Well, I got two phone calls. The first call was a lady with 35+ acres, at least split into 5 different pastures, 3 different run-ins to choose from (one that has attached stalls), water, electricity, and a flat field to ride in. Now, she also owns a big boarding barn and wants a little more than I wanted to spend. But, even so I will be spending anywhere from $250-500/month for the whole thing......that's w/ me doing all of the work. I like it a lot....the land is awesome. Second choice, is a guy who has a barn w/ stalls and 5 acres. BUT the acreage isn't fenced so we would have to fence it. In the long run when you think about it the cost of fencing 5 acres w/ cheaper nice electric fencing is LESS than what it would cost me to board at where I am boarding now for 6 months. (EEEEEEK!) I would do all of the work, buy hay and grain and he would charge next to nothing to rent out the land. This is also about 5 minutes closer to my house. What do you guys think? Number 1 or Number 2? I'm confused.......I know that the first one they have more land but it's more expensive and a little farther away. Number 2 they have less land, it's way less, and they are 5 minutes closer. Is it worth fencing someone else's property? Could I remove the fence myself if I ever move out? Would my horses go through 5 acres really fast? Even if they weren't on it 24/7 and I supplemented them w/ hay and grain? How much do you think it would cost to fence w/ electric 5 acres? I would GREATLY appreciate any and all help/advice that you guys can give me! I'm in a pickle.

For the second option I would be skeptical about fencing someone else's propety, who is to say you fence it all up and he puts you out. If you choose this option you need to make sure in your contract that says the fencing materials are yours and you may remove them if you leave.

I boarded for many many years up until 1.5 years ago. It is pleasant to have your own area that you can not worry about other people bothering you and just do your own thing. But I don't like not having people to ride with. My husband works long hours and by the time he usually gets home, it is late. Noone around me with horses rides so I just spend most of my time training and working horses here by myself, and my hubby and I ride on the weekends. So I guess that would play a factor if I had to make your decision too. If I was a social butterfly I would probably go with #1, if I was fed up with barn drama and wanted to spend more quiet time with my horses I would go with #2. Or option #3 keep looking.

I am def. a loner. Always have been. I am perfectly content to be by myself. The thing is....where I live there isn't many options AT ALL. I was surprised that I even got these two phone calls.

Well with that being said, and if you can get an airtight contract about the improvement of the fence being yours, then yes I would lean more towards #2. I would also invest in some liability insurance for you having your horses there just in case they got out and did damage to the man's property.

I like both options. I would go with number 2 provided there is a contract stating that any fence that you put up can be removed by you and taken with you if/when you move in the future.

How many horses do you have? That might help make up your mind. We have 10 acres and have plenty of room for our 7 and the aunt's 1. Have you been able to go and look at both sites? I would probably go with option 2 as long as like everyone has said, the contract on the lease had a clause on either rembursement for leasehold improvements or that you would be allowed to remove any temporary fencing.

I've looked at the first one and it's NICE. I have NOT looked at the second one but was told that it's flat. Which is a plus because then I can ride. But, I want to go look at it.
