Selling a mare in foal but keeping the foal??

Bit of a complicated situation. I have a buyer who is interetsed in my mare who is in foal. Really I am not so interested in selling the mare as selling my yearling filly but if just the right person cam along I might let her go. Such a situation has come up. The buyer is intereted in the mare but would like to purchase her without the foal she will be having next year. She would want to mare to foal at her facitity (nice facility, apporiate accomidations so no issues there) and keep the mare and foal there until the baby is weaned at which time I could bring the foal home. This facility is within a 50 mile drive of my house so I can get there but I would not be able to go up very often and would have little time to be able to spend with the baby (not so good for me). Of course there are all kinds of problems, conditions and such that I can think of but having never done this before I would like opinions from others who have been in this situation.

It's not too uncommon. We bought our Sock Broker daughter w/out the foal she was carrying. In this case we were just responsible for weaning and having her able to lead. It all depends on what you want from the person buying her.

I have been on the purchasing end (buying the mare w/out the foal) but never on the selling end and the whole thing makes me a bit nervous.
Especially since the mare and the baby are worth quite a bit of money and I already have tons invested in the little one before the mare was even confirmed in foal. I just want to make sure I cross all my t's and dot all my i's.

Very Very Very good contract with every posible problem covered you can think of!!!

Personally, if you have alot invested in the foal. And really are in no hurry to sell them mare then I would wait til the foal is weaned.

What are they wanting to do with the mare? Is it safe for her while pregnant? That is where I would start.
